This is the centerpiece indoor space, featuring a rustic aesthetic with a vaulted roof, original timber beams, and large barn doors that let in ample natural light. It is equipped with a full-size seven-person stage, a dance floor, bespoke lighting, and a fully serviced indoor bar. It comfortably seats up to 120 guests for a meal or buffet, with capacity expanding to 140 guests for evening festivities.

Directly opening out from the Georgian barn, this manicured lawn is ideal for open-air welcome drinks, al fresco dining, or a marquee/stretch tent setup. It features an outdoor horsebox bar and outdoor seating, giving events a relaxed, festival-style atmosphere.

Sitting atop a hill with sweeping views of the Bedfordshire countryside, this massive open paddock is perfect for outdoor team-building activities, lawn games, larger marquee installations (up to 140–150 guests), glamping bell tents, or even arriving by helicopter.
